I have been contacted by residents of the Knights Orchard estate about a proposed new development for 750 new homes at this location. I am informed that so far there has been no consultation with residents, although the timescales indicate that this could be from 2031.

You will find the Polehanger development Hm13 on page 149.

This development would appear to cover 30 hectares of greenbelt land released for building and cover an area across the fields roughly from Boxted Farm to Halsey Fields.

I am trying to find out more information about this project, although I appreciate it is still in its infancy at this stage. But I have concerns about the Residents that this has the potential to affect. The edge of the Hemel Hempstead Northwest boundary is being pushed towards Potten End by a fair sized chunk. Those who brought their homes next to the fields could be losing out on this delightful benefit. What becomes of the footpaths that crosses those fields?

There is mention in the plans of a new school and a community centre and access to the estate directly from Berkhamsted Road. But that does not cover the extra flow of traffic issues and the fact that the roads and current infrastructure is ill designed to cope with the extra weight of traffic and population.

Personally I am against cutting into and eroding our green belt land. Your thoughts?
